Call me crazy, but whenever I prep an apartment for new tenants, I spend a little bit extra accessorizing the bathroom. Tenants like a bathroom that's bright and appealing, but that's not the point.

These finishing touches are must-have for preventing damage and avoiding emergency calls.


New shower curtain

1. Shower Curtain

Most tenants bring their own shower curtain, but they may not have time to hang it right away. A single vigorous shower can flood the floor and damage ceilings in the apartment below.

Hold floods at bay with an inexpensive shower curtain. Find one with bright patterns at WalMart or K-Mart, or order a plain vinyl shower curtain liner, available in white or a rainbow of colors.

Whichever you choose, be sure the curtain has sturdy metal grommets.

Even with the best curtain, splashes happen. A splash guard helps keep water inside the tub.

Make your own decorative splash guard using ceramic tiles, or buy a ready-to-install vinyl wedge. Secure it to the tub with adhesive caulk.

Fun Toilet Plungers4. Toilet Plunger

Sooner or later someone will clog the toilet. Usually on a holiday weekend. When the in-laws are in town.

To prevent a panicked and embarrassed emergency call, place a toilet plunger in every bathroom.

The colorful toilet plungers shown here are from  Annie's Blue Ribbon General Store in Brooklyn, NY.  Or, for less than $10, buy a no-nonsence basic black plunger.
